Terms & Conditions |
The following terms and conditions apply to all rentals of properties undertaken though JMS.
- All reservations for properties made through JMS by clients must be made in writing by e-mail or fax.
- Upon receipt of the reservation, and subject to availability. JMS will send the client by email or fax a confirmation of the reservation.
- The confirmation will include details of clients requirements as indicated in their reservation form:
A complete list of names of Guests.
Total number of persons in group (please note that when the client party arrives, should there be any additional members, JMS reserves the right to refuse admission to the property or to charge additional fees as per the relevant price list. In the event of such a situation occurring deposits already paid will be forfeited).
- Dates of travel
- Flight details
- Name of property
- Dates of accommodation rental
- Home address and contact details
- Directions to the Offices of JMS
- Transfers from Faro Airport to Lagos and back, upon request, can be arranged with an additional cost to the client.
- Where applicable, instructions on how and where to collect their rental car at Faro Airport .
- Instructions for transfer of deposits and other payments to the bankers of JMS.
- Upon receipt of the above mentioned confirmation, clients will be required, with 15 calendar days, to transfer the initial deposit equivalent to a minimum of 30% of the total value of the rental for the period in question. Should this deposit payment not be received in our accounts within 15 calendar days, JMS reserves the right to cancel the reservation.
- The rest of the payment for the rental shall be paid upon arrival at the offices of JMS and prior to taking the occupation of the property in question. Payment may be made in cash or travellers cheques.
Clients may transfer to our Bank account the outstanding amount provided it arrives at least 15 days before the date of arrival.
- In the event of clients having to cancel the booking even owing to causes outside of their control, the initial deposit is, regrettably, not refundable, as administrative costs must be covered.
- The costs of utilities, including electricity, gas and water, are included in the cost of the rental, as well as a final cleaning of the property at the end of the clients stay.
- Fresh towels and bed linen are provided at the beginning of the holiday and changed at the end of each week. Additional Maid Service is available, upon request, if required, at an additional cost of the client of 15,00 (Euros) per hour.
- JMS endeavours to ensure that their clients have a safe and enjoyable stay during their stay in Algarve . However, JMS cannot be held responsible for any accidents, injuries, or damages involving or caused by clients during their stay at one of our properties.
- In the event of problems with, damage to, or breakages of property, clients are kindly requested to immediately inform the offices of JMS. This will enable us to ensure rectification of problems and damage, thus minimising any inconvenience to our clients.
- In the event of substantial damage occurs on, or to the property, as a result of the inadvertent or deliberate action of clients, repair or rectification of such damage will be fully chargeable to the clients account. This does not include breakages of small items such as of glassware, crockery, and loss of cutlery.
- In the event that it is determined that grievous damage has been affected to a property with malicious intent by clients, JMS reserves the right to request the clients to immediately vacate the property in question. In such an instance, no refund of any outstanding rental fees held will be made and, as indicated in item 11 above, clients will be held responsible for such damage.
- JMS bears no responsibility in respect to any damages or inconvenience arising from building or other works or activities occurring on or adjacent to any properties occupied by clients.
- This terms and conditions are drafted within the context of the Portuguese Law and any dispute arising there from will be referred for adjudication by the District Tribunal of Lagos within context of the Portuguese Law.
- To avoid to have recourse to formal legal adjudication in resolving any disputes, clients are kindly requested to notify us of any problems or damage as soon as possible, in order that matters may resolve to the mutual satisfaction of both parties thus avoiding any inconvenience during clients holidays.
